Selling your London home

A good sale is mostly preparation: understanding what your home is worth, presenting it well, and pricing it to meet the market where it is. Here's what the process looks like from the first conversation to closing day.

1. Find out what it's worth

Value comes from evidence: what comparable homes near you have actually sold for, adjusted for condition, lot, and timing. I'll walk through your home, pull the comparables, and show you the reasoning — not just a number.

2. Prepare the home

Small things move the needle: decluttering, paint where it's tired, light bulbs, and a deep clean. Bigger projects deserve a conversation first — not every renovation returns its cost at sale time, and some homes show best with their character left alone.

3. Price and strategy

Pricing is a strategy decision, not just a number. The right approach depends on your street, your timeline, and what's on the market beside you. We'll decide it together, with the comparables on the table and the trade-offs spelled out.

4. Offers and negotiation

When offers come, we review them together: price, conditions, deposit, closing date, and the strength of the buyer's position. The highest number isn't always the strongest offer — terms matter, and everything is negotiable until it's signed.

5. Sold to closing

After acceptance, conditions get satisfied on their timelines, your lawyer prepares the transfer, and you plan the move. I stay on it until the keys change hands.
